Lisenby Properties LLC won the Momentum West’s Top Redevelopment Project of the Year Award for the Memorial Medical Center (MMC) renovation, converting the property into 103 upscale apartments to provide affordable market rate workforce housing options to people in Neillsville, Wisconsin.
“Lisenby Properties LLC’s innovative idea to convert the MMC to an apartment complex helps to solve what to do with a vacant building and provide the residents of Clark County with additional apartment options,” said Steve Jahn, Executive Director of Momentum West. “Redevelopment projects like this help drive economic growth in the region. The redevelopment of unused buildings is what Wisconsin needs to continue to lead the charge for affordable workforce housing options.”
Owners Mark and Lynda Lisenby were thankful for having a fantastic team that allowed them to win an award like Momentum West’s Top Redevelopment Project of the Year. “The hospital conversion to housing has been a challenging and rewarding project. Our general contractor, Pfeiffer Carpentry, and the numerous subcontractors we are using on the project have done a fantastic job to keep this project moving forward.”
Ingenious Developers, Lisenby Properties Recognized the True Potential of the Former Home of the Memorial Medical Center
In early 2019, the Memorial Medical Center reviewed sites for a possible new 40 million dollar 85,000 sq ft healthcare campus facility in the Neillsville area. In early 2020, Marshfield Clinic Health Systems merged with MMC, eventually closing the original medical to build a new facility on the west side of the Black River.
The original medical facility had an adjoining nursing home facility that decided to close at the same time — leaving both buildings vacant. A call from the Director of the Clark County Economic Development Corporation (CCEDC) brought Mark and Lynda Lisenby of Lisenby Properties LLC to the table. Having previous experience buying and renovating downtown buildings in Neiselliville, WI, into upscale storefronts with upper apartments, the CCEDC believed that Lisenby Properties LCC was perfect for converting the facilities into upscale apartments.
After delays due to the COVID-19 pandemic, Lisenby Properties LLC has completed the renovations of 48 units out of the 103 total units in the building. Once fully renovated, the former medical facility turned upscale apartment complex will feature 1-, 2-, and 3-bedroom floor plans with controlled access, luxury amenities, a coffee shop, a fitness center, a dog park, easy access to Listeman Arboretum, and in walking distance to downtown Neillsville.
“By managing the properties we own, we can offer a variety of market-rate, workforce housing options that coincide with the economic development of Neillsville,” expressed Lynda Lisenby, Co-owner of Lisenby Properties LLC. “Our team works hard to provide affordable and energy-efficient options so our tenants are comfortable and enjoy lower utility costs than nearby housing options.”
