Momentum West Hosts Industrial Land Development Forum

6 Sep 2017

Owners of commercial property should attend the Industrial Land Development Forum to learn how to prepare to sell or develop property. There is a great need for industrial land throughout the country and as our economy continues to grow and businesses expand, that need will only increase. Property owners in the Momentum West region can be ready to capitalize on this market opportunity by preparing their properties to be seen by site selectors, investors and business owners. Sponsored by Xcel Energy, the Industrial Land Development Forum will give owners the tools to do so.

What attendees will learn

Property owners will learn what site selectors are looking for and how to create a marketing package to show them. Site selectors typically work on behalf of a business, evaluating commercial properties throughout the country to determine which location would best fit the needs of their client. This can be an intensive process, with sites reviewed from throughout the region or nation. Given the number of states and property owners vying for opportunities, it is critical that a marketing package stand out and include all the relevant information a site selector would need to make their recommendation. Unfortunately, most property owners do not understand this process or how to market their property to a site selector. This Industrial Lands Development Forum will close the information gap. By learning what is required and preparing it ahead of time, property owners will be in position to capture buyer interest and assist in bringing new businesses to the region.

Attendees will also learn more about site-related issues and how to address them before presenting the property to a buyer. Some of these basic elements are:

  • How a site selector finds a prospective property

  • Site development steps

  • Wetlands and wetland delineations

  • Power needs

Making connections

Property owners will also learn more about available financing options such as USDA Rural Development, New Market Tax Credits, WEDC, etc. Companies offering these loan products will be in attendance along with those specializing in site development, planning and construction. These connections can prove invaluable during the development planning phase and as the project progresses.

Who should attend

The forum will benefit anyone who owns a property or is tasked with marketing one. This includes private owners along with local cities, counties and agencies. Economic Development agencies are also encouraged to attend in order to learn this information and then disseminate it to local property owners within their specific areas. Since many economic development leaders assist in the site promotion and selection process, this forum could prove to be incredibly valuable.

What we hope to achieve

Ultimately, the goal of the conference is to have more land ready to develop within our region and for Momentum West to have an inventory of that land. This will aid us in bringing more business to the region, spurring economic growth.
